Common category errors

Does a property token mean I own the property?

Not necessarily. The token may represent equity, debt, a fund interest, a contractual entitlement, synthetic exposure, or an unclear claim. Ownership depends on controlling documents and property law.

Does blockchain transferability guarantee liquidity?

No. Technical transferability is different from venue access, buyer depth, price discovery, settlement, and a funded redemption or buyback mechanism.

Does MiCA make a tokenized-property offering lawful in the EU?

No. Classification depends on rights, economic substance, jurisdiction, and facts. A financial instrument may fall under MiFID II rather than MiCA, and other rules may apply.
